Guidelines for the Common House Interiors Pod

Consensus reached 26 June 2011

The goal of the Common House Interiors Pod is to create and maintain a Common House that meets the needs of residents, to which we, as a community and individually, are pleased to bring visitors, and that fulfills the requirements of our Bylaws. The Bylaws state:

7.7.3: Manner of Repair and Replacement. All repairs and replacements shall be of first class quality and as nearly as practicable similar to the character of the construction or installation that existed immediately prior to the occasion that necessitated the repairs or replacements. Repairs and replacements may be done with contemporary building materials and equipment. They must be done in a manner which will not adversely alter the value of the Condominium.

7.7.4: Public Areas. Anything contained in these Bylaws to the contrary notwithstanding, the public areas of the Condominium and any areas exposed to public view (including portions of a Unit) shall be kept in good appearance by the Association or the Unit Owner, as the case may be, and shall be maintained in a first class condition, in conformity with the dignity and character of the Condominium, and in a manner which does not adversely alter the value of the Condominium.

The choices of the Pod will contribute to the maintenance and appearance of the Common House interior and furnishings, our property values, and the social health of the community.

The scope of the Pod includes the interior living spaces and furnishings of the Common House. The Pod will report to the Community Team and work with the Facilities Team to ensure coordinated responsibilities.

Objectives

The Pod’s objectives include:

1. Revitalization and/or replacement of parts of the Common House that no longer meet the needs of residents and, in the case of furnishings, have worn out.

2. Development of an overall plan to continually maintain the Common House within the Community Team operating budget and the costs projected in the Replacement and Maintenance Reserves.

3. To the best of the community’s financial and research abilities, make choices that reduce the harmful impacts of products on our common spaces, the environment and ourselves, and that respect any other values that might apply in specific instances.

4. Make choices that are within or complementary to the Arts and Crafts or Mission tradition chosen when the Common House was originally designed and furnished.

To accomplish this goal and these objectives the Pod will have the responsibility to:

1. Develop plans and proposals for the Common House interiors and, when hired by the Community Team, seek the assistance of professional designers who specialize in residential public common spaces.

2. Invite input from community members at decision points, so that community values and guidance are incorporated. In accordance with our Decision-Making Policy and the Community Team’s support, the final plan will have resolved objections, addressed concerns, and incorporated as many preferences as possible within these guidelines.
